
ÖSTERSUND, Sweden, July 5, 2024 — Financial conditions have shown signs of improvement during the spring months, as evidenced by increased leasing activity and a more robust transactions market. Northern Sweden has solidified its position as the country’s growth region, and we continue to see significant interest in our cities. During the second quarter, net leasing amounted to SEK 11 million, EPRA NRV increased by 2%, and we have lowered our loan-to-value ratio to 53.4% compared to the end of last year. Property values remain stable. The market is transitioning from a period of financial uncertainty to a phase of growth opportunities and enhanced earning potential.
Second quarter of 2024
- Income rose by 2% to SEK 634 million (620)
- Operating surplus increased by 3% to SEK 446 million (433)
- Property management income increased by 9% to SEK 240 million (220)
- Unrealised changes in value of properties were SEK 10 million (-124) and unrealised changes of value of derivatives were SEK -101 million (6)
- Profit after tax was SEK 118 million (82)
- Earnings per share were SEK 0.83 (0.58)
Period Jan-June 2024
- Income increased by 2% to SEK 1,272 million (1,237)
- Operating surplus increased by 3% to SEK 853 million (822)
- Property management income remained unchanged at SEK 440 million (439)
- Unrealised changes in value of properties were SEK 16 million (-124) and unrealised changes of value of derivatives were SEK 125 million (-73)
- Profit after tax was SEK 376 million (-251)
- Earnings per share were SEK 2.66 (-1.87)
