Now in its 15th year, the Young Guns Pitch Competition is a prominent and eagerly awaited event within the multifamily industry. It serves to highlight emerging leaders and their investment acumen. Competitors are tasked with presenting a real-world deal to a panel of experienced industry professionals who act as a mock investment committee.
This year’s competition focused on a multifamily asset in Ft. Lauderdale, Florida, that was not performing optimally. Participants were challenged to create and present a thorough business plan for moving forward, aiming to persuade the investment committee (judges) that the asset presented a strong opportunity for recapitalization. Each contestant was required to argue against selling the property, instead proposing a strategy to stabilize operations, enhance profitability, and generate value. The proposals were expected to demonstrate the capability to achieve at least a 10% levered Internal Rate of Return (IRR) for existing investors and a 15% levered IRR for new recapitalization investors over a five-year holding period. This was to be supported by detailed financial analysis, practical asset management strategies, and the incorporation of proptech or AI-driven solutions.
Dannenbaum stood out among a group of talented rising professionals, delivering a persuasive, data-backed analysis and strategic recommendation that secured the top prize from the judging panel.
