OXNARD, Calif., Jan. 27, 2026 — A commercial real estate investment firm that specializes in value – add and necessity – based retail assets announced today that it has acquired Pleasant Valley Plaza, a grocery – anchored neighborhood shopping center in Oxnard, California. The acquisition was finalized on December 30, 2025.

Pleasant Valley Plaza is a retail center of about 81,128 square feet, situated on 7.93 acres at the signalized intersection of Pleasant Valley Road and Saviers Road. This corridor has an average daily traffic volume of around 38,000 vehicles. Currently, 95% of the center is leased, and it is anchored by La Plaza Meat Market, a regional Hispanic grocer with 10 locations, which signed a new 10 – year lease starting in 2025.

Approximately 70% of the shop tenants have been operating at the property since at least 2018, indicating a stable tenant base.

The property has potential for future development, with entitlements allowing for up to three single – tenant outparcels. The site layout has a parking ratio of 8.38 per 1,000 square feet and a contiguous design. The center was bought at a price lower than the estimated replacement cost.

The surrounding area has demographic and economic factors such as a mainly Hispanic population, its closeness to the Port of Hueneme, and Naval Base Ventura County, which contribute to regional employment and economic activity.
