LONDON, June 2, 2025 — Global Hospitality Investment Group (GHIG), a real estate investment firm specializing in hospitality, has announced the successful closing of a €96 million senior secured notes issuance to refinance The Rome EDITION hotel. The financing was arranged with a hedge fund based in London that focuses on credit.
This financing strategy enables the owner, Gruppo Statuto, to refinance its existing development loan. Following the hotel’s successful launch in the summer of 2023, this new financial arrangement offers the necessary long-term financial security to optimize the operations of The Rome EDITION and maximize its market value.
The Rome EDITION boasts 93 rooms and suites, including 19 spacious suites, each exhibiting the signature modern style and meticulous detail of the renowned hotelier Ian Schrager. The hotel provides a range of outstanding amenities, such as Anima, an Italian restaurant with indoor and outdoor seating; the award-winning Punch Room, an exclusive speakeasy; the sophisticated Jade Bar, crafted from marble; The Roof, a distinctive rooftop bar featuring a stunning swimming pool; and a state-of-the-art 24-hour gym along with luxurious treatment rooms. Ideally located, The Rome EDITION is just moments away from famous attractions like Via Veneto, Piazza Barberini, the Spanish Steps, the Trevi Fountain, and the Borghese Gardens.
Gruppo Statuto received guidance from Three Stars Capital Partners, under the leadership of Mauro Savoia.
James Gibbs, Managing Director & Head of Europe at GHIG, stated: “We are delighted to assist Gruppo Statuto with the refinancing of The Rome EDITION. This flexible financing solution is designed to ensure the ongoing success of such a prestigious property in one of Europe’s premier leisure markets. Our team utilized its operational knowledge and in-depth understanding of the local market to comprehensively assess the hotel’s strong business plan, enabling us to deliver a highly attractive and customized structure for the borrower.”
Sebastien Gottraux, Vice President at GHIG, commented: “This deal represents GHIG’s first venture in Italy after an extensive period of exploring the market for the right opportunity. We are thrilled to be associated with a landmark asset like The Rome EDITION and are eager to remain active in the Italian market, pursuing both acquisition and financing opportunities.”
