
STOCKHOLM, Dec. 3, 2025 — Skanska has announced the divestment of its Port7 office complex located in Prague, Czech Republic, for approximately EUR 130 million, equivalent to about SEK 1.4 billion. The purchaser is AFI, acting through its subsidiaries. Skanska Commercial Development Europe will book this transaction in the fourth quarter of 2025. The handover of the properties is anticipated to occur in the first half of 2026.
Situated on the left bank of the Vltava River in Prague’s Holešovice district, Port7 encompasses two phases and features three office buildings, offering around 36,000 square meters of leasable area. The sale also includes adjacent plots designated for future development. The office and retail spaces within the complex are fully leased, accommodating a diverse array of businesses spanning industries such as IT, media publishing, flexible workspace providers, insurance, advisory services, and engineering.
Completed in April 2023, Port7 represents the successful transformation of a former brownfield site into a dynamic riverside destination. It integrates modern office structures with public areas and community-focused amenities, including a restaurant, café, and fitness center located on the ground floors. The project incorporated circular economy principles, reusing elements from a previously demolished Skanska building, and achieves over 40 percent water savings compared to the LEED baseline. It maintains zero Scope 2 emissions for electricity by sourcing guarantees of origin for 100 percent of its electricity from renewable sources throughout both its construction and operational phases, complemented by on-site photovoltaic panels. The complex adheres to Nearly Zero Energy Building standards.
All buildings within the complex have achieved LEED (Leadership in Energy and Environmental Design) Platinum certification. Two of the buildings also hold WELL Platinum certification, with the third building expected to receive this certification within the coming months. Furthermore, the project has earned the Access4You certification, recognizing its high accessibility standards.
